Located in Oyster Creek, these 40 acres (16ha) with a near complete weekender are only 4km from facilities at Baffle Creek which include a general store, fishing & hardware supplies, post office agency, bottle shop, tavern and primary school. It is approximately 3km to fishing off the bank on tidal Euleilah Creek or 2km to a gazetted road on oyster creek.

Tucked in off the road, the home is a work in progress however it would take little to make it liveable. It would be a great holiday home for when you want to come and enjoy the range of enjoyable activities that baffle creek has to offer.

Owners had plans of moving the kitchen into the large open plan room and turn this area into an open plan kitchen, dining and lounge room. They were then planning on turning one of the three bedrooms into an indoor bathroom. There is an outside toilet and the septic system is in place, it just needs to be hooked into the 5,000 gallon rainwater tank. To have gas hot water, all that is needed is the hot water system as the plumbing for this is in place. A small solar system with inverter is there, batteries are needed and then youÂ've got power. There is also a solar pump for pumping water.

Telephone is available along the front boundary and domestic power lines cross the front of the block which will help cut down the cost of connecting mains power.

Ranging between 2m and 15m above sea level, zoned white meaning you can clear whatever vegetation you wish, most of the block has been cleared with some areas being left vegetated.

20km will put you on lovely Rules Beach and approximately 15km to the boat ramp at flat rock on Baffle Creek.

Mail is delivered 5 days a week and the school bus stops out front. Rates are approximately $700.00 per year. The nearest boat ramp on Baffle Creek is 8km.
